looking for one human to live with me in the spacious 3br house I own
Location: 58th and Ashland in West Philly. Across the street from Cobbs creek park and trail
basics:
private bedroom, bathroom, and second bedroom as private office/den area; shared living, kitchen, music studio, & backyard
rent: $1,100/month
utilities: you pay 40% of electric and gas
Water, internet, & compost included
Your estimated share of utilities:
Gas: ~$15/mo on average, but up to $115 on a very cold Jan/Feb (from gas heat)
Electric: ~$75/mo on average, but up to $109 on a very hot July/Aug (while using central AC)
pets: i have 3 cats. no dogs allowed. open to you having 1 cat of your own.
move in: Flexible, between May 1-July 1
term: proposing a 6 mo lease to start (negotiable). Hoping to extend into a long-term arrangement, but open to shorter term.

The house is fully furnished in common spaces, and there is a full size bed in the bedroom that could be yours. If you own furniture, we can discuss how to make room for the things that make you feel at home.

huge open concept first floor living area with lots of natural light, featuring big kitchen, baby grand piano, three couch areas, large TV, sound system, many windows, enclosed front porch with library vibes

spacious backyard with gas grill. working on making this a flowering oasis featuring cherry blossoms, lots of seating, hammock, and fire pit. perfect for outdoor gatherings.

upstairs: your bedroom in the back of the house with bright morning light.

upstairs middle room: multiple possibilities for this room! could be a private office/workspace, den, or dressing area for you to spread out, room for a desk, crafting space, and couch. This space is primarily yours, tho I may ask to borrow it very occasionally to host out-of-town guests.

i have my own private bathroom, but you are welcome to use the soaking tub in mine
music studio in the basement fully equipped as a rehearsal, songwriting, recording, and mixing space. full backline of everything you need for rock n roll: Pearl drum kit, Fender bass & guitar amps, Korg SV-1, 12 track mixer station (usb equipped), HDMI computer monitor, and Adam audio studio monitors. No PA, but well set-up for headphone monitoring (which is mostly how my band and I use the studio).

my three cats, Linus, Cordelia, and Scout are delights and will befriend you if you want it.
most of the time, my home is a sanctuary and place for rest. i generally keep quiet hours 11pm-8am.
this is also a space for mindful gatherings. when i do host gatherings, covid precautions are considered. that means gatherings are either: 5 guests or less, outdoors, mask mandatory, or a combination
i host a mask-mandatory songwriter showcase about once every two months. i love entertaining small groups of friends for dinner or to share music, especially in the backyard. i host my band practice here on average 1-2 times a month.
i love to cook and share food. i keep a clean kitchen, tho i am not a fastidious cleaner.
home air quality is important to me. i run multiple high quality air filters in the house.
i am poly and dating, with one long term sweetie. i have a partner stay over on average 2 times a week.
i travel for work on average 2-3 nights a month. and i stay at a partners place about once a week.
i drink alcohol (mostly wine) in moderation, and i engage occasionally and mindfully with a few other drugs. iām looking to share space with someone who uses substances similarly, or is sober. i have cohabitated well with sober ppl before and would gladly do so again.

covid conscious: you take or are willing to start taking covid/airborne illness precautions similar to mine.
wear a high quality mask in all indoor public spaces (workplace, transit, theaters, shopping, etc.) with few exceptions
Are willing to discuss and negotiate how we share air in social situations
communicate proactively about known exposures or symptoms
are willing to participate in mutual renegotiations around covid precautions as new information and conditions arise
